Professional House Washing That Restores the Beauty of Your Home

Florida’s heat, humidity and frequent rain create ideal conditions for mold, mildew, algae, pollen and other organic buildup to collect on your home’s exterior. Over time, that growth can leave even a well-maintained home looking dull, dirty and weathered.

At Premier Pro Wash & Seal, we use a professional low-pressure soft washing process to clean stucco, siding, brick, soffits, fascia and other exterior surfaces without relying on excessive pressure where it isn’t appropriate.

Since 2016, we’ve professionally washed more than 1,200 homes throughout Tampa Bay, giving our team extensive hands-on experience cleaning Florida homes and understanding how different exterior materials respond to different cleaning methods.

Our goal is simple: remove the buildup, protect the surface and leave your home looking like a cleaner, brighter version of itself.

House Washing Service FAQs

Most Tampa Bay homes benefit from professional house washing approximately every 6 to 18 months, but there isn't one schedule that's right for every property. Homes with heavy shade, nearby trees, northern exposure, limited airflow, irrigation overspray or proximity to water may develop mold, mildew and algae faster than homes that receive more sunlight and airflow. Rather than relying only on the calendar, we recommend watching the condition of your home's exterior. If you're beginning to see green or dark organic growth, discoloration, cobwebs or noticeable buildup, it may be time for another cleaning.

Professional house washing uses a combination of cleaning solutions, controlled low pressure and thorough rinsing to remove mold, mildew, algae, dirt, pollen and other buildup from exterior home surfaces. At Premier Pro Wash & Seal, we first evaluate the material and condition of the home because stucco, painted surfaces, brick and siding don't always require the same approach. We then prepare and protect sensitive areas, apply the appropriate cleaning solution, allow it time to work and thoroughly rinse the exterior. The goal isn't to use as much pressure as possible. It's to use the right cleaning method for the surface.

Soft washing is designed for exterior surfaces that don't require aggressive pressure. Rather than relying primarily on mechanical force, the process uses professional cleaning solutions combined with controlled low pressure to break down mold, mildew, algae and other organic buildup. At Premier Pro Wash & Seal, we don't treat every exterior surface the same way. We evaluate the material and its condition first and adjust the cleaning process accordingly. This is especially important on Florida homes where stucco, painted finishes, siding, soffits and fascia can all require different considerations.

Neither method is universally better. The appropriate cleaning method depends on the surface. Soft washing is commonly used for home exteriors and other surfaces where cleaning solutions and controlled low pressure can remove organic growth without unnecessary mechanical force. Pressure washing is appropriate for many durable hard surfaces, such as concrete driveways and sidewalks, when the equipment, pressure and technique are properly matched to the material. At Premier Pro Wash & Seal, we don't choose a cleaning method because one sounds better, we choose it based on the surface we're responsible for protecting.

A typical Premier Pro Wash & Seal house wash focuses on the exterior surfaces of the home and can include stucco or siding, soffits, fascia, exterior gutters, trim and other accessible exterior details within the agreed-upon scope of work. We also address accessible cobwebs, organic buildup and dirt dauber nests during the cleaning process. Every property is different, so we recommend reviewing the exact scope of your estimate. Separate surfaces such as roofs, driveways, patios, pool decks, lanais and detached structures are not automatically included unless they are part of the quoted service.

Protecting the surrounding property is an important part of our house washing process. We thoroughly water landscaping before, during and after cleaning as appropriate and take additional precautions around sensitive vegetation when conditions require it. One thing we've learned from working on Florida homes is that covering every plant isn't always the safest solution. During hot weather, trapping heat underneath plastic or tarps can create additional stress for certain plants. Our technicians evaluate the landscaping and conditions at each property rather than automatically treating every yard the same way. Our goal is to clean your home while being equally mindful of the property surrounding it.

Not necessarily. Oxidation and organic buildup are different conditions. House washing is designed to remove mold, mildew, algae, dirt and other surface buildup. Oxidation occurs when a painted or manufactured finish deteriorates over time, often creating a faded or chalky appearance. In some situations, removing dirt and organic growth can actually make existing oxidation more noticeable because the underlying surface is now clean. If our technicians identify significant oxidation before cleaning, we'll point it out and explain what you can realistically expect from a standard house wash. We would rather explain a limitation beforehand than promise a result that cleaning alone cannot produce.

It depends on what is causing the discoloration. Green and dark buildup is often associated with algae, mold, mildew or other organic material that typically responds well to professional cleaning. Other discoloration may be caused by rust, irrigation, oxidation, mineral deposits, paint deterioration or another condition that requires a different treatment, or may not be completely correctable through cleaning. That's why identifying the cause matters. If something appears to require a specialty treatment rather than standard house washing, we'll explain the options instead of simply applying more pressure or promising that every stain will disappear.

Accessible spider webs can be removed as part of the house washing process. However, cleaning the home does not prevent spiders from returning. Spider activity depends on factors such as insects, exterior lighting, vegetation and the surrounding environment. In Florida's climate, new webs can sometimes appear relatively quickly after cleaning. We believe in setting realistic expectations: we can remove the existing webs and buildup, but house washing isn't pest control and can't prevent spiders from rebuilding afterward.

Many accessible dirt dauber or mud dauber nests can be removed during the house washing process, but the material underneath an older nest may not always return to exactly the same appearance as the surrounding surface. Nests that have remained attached for an extended period can sometimes leave staining or discoloration behind, particularly on painted or porous surfaces. We'll remove what can be safely addressed through the cleaning process and let you know if remaining discoloration appears to require a different treatment or may be permanent.

It depends on the plant, where it's growing and how attached it is to the home. Vines growing directly against siding, stucco or other exterior surfaces can make it difficult to clean the material behind them without damaging the plant. Established vines may also leave attachment marks or staining behind even after they're removed. Our team evaluates these areas before cleaning and will discuss any limitations rather than aggressively cleaning through vegetation and risking unnecessary damage.

House washing removes the existing organic buildup being treated, but no exterior cleaning can permanently prevent mold, mildew or algae from returning. Tampa Bay's humidity, rainfall and year-round growing conditions mean organic growth will eventually return. How quickly that happens depends on factors such as shade, nearby vegetation, moisture, irrigation, airflow and the home's orientation. That's also why some Tampa Bay homes can go considerably longer between professional cleanings than others.

A few simple steps can help us clean the exterior more efficiently. We generally recommend closing all windows and doors, moving delicate decorations or lightweight furniture away from the house, keeping pets indoors and making sure our team has access to the areas included in the project. If there are known leaks, loose fixtures, damaged screens, problematic outlets or other exterior conditions we should know about, please let our team know before cleaning begins. We'll handle the professional preparation and property-protection steps associated with the cleaning process.

Premier Pro Wash & Seal house washing services currently start at $325, with exact pricing depending on factors such as the size and design of the home, its condition, accessibility and the specific areas being cleaned. Because homes vary considerably, we provide a free estimate based on the actual property and requested scope of work rather than relying on one price for every house.

More Than Just a Cleaner-Looking Home

Restore Curb Appeal

Remove the green, black and dingy buildup that can make an otherwise well-maintained home look older than it is.

Clean Organic Growth Effectively

Our soft washing process uses professional cleaning solutions to address mold, mildew and algae without relying solely on mechanical pressure.

Protect Delicate Exterior Surfaces

Stucco, siding, painted finishes, soffits and fascia can require a gentler approach than concrete and other durable hardscapes. We adjust the cleaning method to the surface.

Why We Soft Wash Most Home Exteriors

A home’s exterior shouldn’t automatically be cleaned the same way as a concrete driveway. Soft washing combines controlled low pressure with professional cleaning solutions to remove organic buildup without relying on unnecessary mechanical force.

Surface-Appropriate Cleaning

The cleaning process is adjusted for the material and condition of the home rather than treating every exterior surface the same way.

Controlled Low Pressure

Stucco, siding, painted finishes and other exterior materials can often be cleaned effectively without the aggressive pressure appropriate for harder surfaces.

Professional Cleaning Solutions

Cleaning solutions help break down mold, mildew and algae so the process doesn’t depend on pressure alone to produce results.

Details Matter When Cleaning Around Your Home

Landscaping Protection

Plants and surrounding vegetation are thoroughly watered and monitored throughout the cleaning process, with additional protection used when conditions require it.

Exterior Fixtures

We take precautions around outlets, light fixtures, doors and other sensitive areas before cleaning begins.

Detail Cleaning

Accessible cobwebs, dirt dauber nests and buildup around eaves and exterior details are addressed as part of a thorough house wash.

How Does Professional House Washing Work From Start to Finish?

1. Property & Surface Evaluation

Before cleaning begins, we evaluate your home's exterior materials and condition, identifying mold, mildew, algae, staining, oxidation and other conditions that may affect the cleaning process or finished result.

2. Property & Landscape Protection

We prepare the property before applying cleaning solutions, taking appropriate precautions around landscaping, electrical fixtures, outlets, doors and other sensitive areas. Our protection methods are adjusted based on the property, vegetation and weather conditions.

3. Professional Soft Wash Application

The appropriate cleaning solution is applied using controlled low pressure and given time to break down mold, mildew, algae and organic buildup. We adjust the cleaning process based on the material and condition of the home rather than treating every exterior surface the same way.

4. Thorough Rinse, Detail Cleaning & Final Inspection

The exterior is thoroughly rinsed, and accessible areas are checked for remaining buildup, cobwebs, dirt dauber nests and other details requiring additional attention. Before completing the project, we perform a final inspection and identify conditions cleaning cannot correct, such as oxidation, permanent staining or deteriorated finishes, so you know exactly what to expect from the finished result.

Tampa Bay Voted Them Best. 975 Times, Homeowners Agreed.

We know what it’s like to look at your own home and feel a low-grade frustration you keep pushing to the back burner. The green streaks along the fascia, the dark blotches creeping up the stucco you know it needs attention, but you’re not sure who to call, whether it’s worth the cost, or if someone’s going to show up and blast your siding with a pressure washer that does more harm than good. That hesitation is completely valid. In Tampa Bay, where the humidity never really lets up, algae and mold grow fast and they don’t announce themselves until the damage is already underway. You don’t want a quick rinse. You want it actually gone.

Premier Pro Wash & Seal has been handling exactly this problem for Tampa Bay homeowners since 2017. We’re a veteran-owned, family-run company founded by Tiffany, a former Air Force officer nurse, and Jeremy, who retired after 20 years of service and we built this business the same way we approached the military: no shortcuts, no cutting corners. We’re licensed and insured with Workers Compensation coverage, and certified with the United Association of Mobile Contract Cleaners. Every house wash uses a low-pressure soft wash process under 500 PSI with eco-friendly, family- and plant-safe cleaning solutions, finished with an anti-fungal rinse that keeps results lasting longer than a standard pressure wash ever could. We customize the approach for your specific surface stucco, brick, vinyl siding and we serve homeowners across Tampa, Brandon, Apollo Beach, Riverview, Bradenton, St. Petersburg, Clearwater, and the broader Hillsborough County area. House washing starts at $325, every project begins with a free estimate, and 975 five-star reviews from your neighbors back up everything we just said. Why Florida Homes Need Regular Exterior Cleaning

Tampa Bay’s combination of heat, humidity, frequent rainfall and year-round growing conditions creates an environment where mold, mildew, algae and other organic growth can return quickly to exterior surfaces.

How frequently a home needs washing varies considerably. Homes with heavy shade, nearby trees, northern exposure, limited airflow, irrigation overspray or proximity to water may develop visible growth faster than homes receiving more sunlight and airflow.

Based on our experience cleaning more than 1,200 Tampa Bay homes, most properties benefit from professional house washing approximately every 6 to 18 months. The right interval depends on the property rather than the calendar alone.

Soft Washing vs. Pressure Washing: What's the Difference?

Soft washing and pressure washing are both professional exterior cleaning methods, but they are designed for different surfaces and different types of buildup. Neither method is universally better. The key is knowing when and where to use each one.

At Premier Pro Wash & Seal, we evaluate the material, condition and type of buildup before determining the appropriate cleaning method. A home’s painted stucco shouldn’t necessarily be cleaned the same way as a concrete driveway. Choosing the right process helps achieve the best possible cleaning result while protecting the surface being cleaned.

The Right Cleaning Method Matters More Than the Name

Soft washing is commonly used for professional house washing because cleaning solutions can break down mold, mildew, algae and other organic growth while controlled low pressure reduces unnecessary mechanical force on stucco, siding, painted finishes, soffits, fascia and other exterior surfaces.

Professional pressure washing and power washing provide greater mechanical cleaning action and are well suited for many durable hard surfaces, including concrete driveways, sidewalks and walkways, when the equipment, pressure and technique are properly matched to the material.

The important distinction isn’t whether soft washing or pressure washing is “better.” It’s whether the cleaning method is appropriate for the surface, its condition and the type of buildup being removed.

At Premier Pro Wash & Seal, we don’t choose a cleaning method because one sounds better. We choose it based on the surface we’re responsible for protecting.
